The Neighborhood
Horizon West is a 21,000-acre master-planned area split into five villages, including Hamlin and Lakeshore, plus a town center, and it's still actively building today. Every village carries its own HOA, typically $150-300 a month, on top of a master HOA around $50-100 a month, and most phases also carry a CDD assessment between $1,500 and $4,500 a year depending on how old that phase is. Lakeshore is a notable exception with no CDD at all.
